What We Do

Full Service Management

Our experienced team of community association leaders evaluates and resolves issues quickly and effectively. All portfolio managers are certified and licensed ensuring your community will consistently receive superior quality performance.

Full- Service Management includes:

  • Regular board and annual meeting attendance including preparation of board packages and community notification
  • Complete accounting and financial management to ensure proper planning for Capital Reserve improvements and Operating Contingency Reserves, and recovery of negative Retained Earnings
  • Project life cycle management including proposal acquisition, contract/proposal evaluation and recommendations, and progress monitoring
  • Annual and ad hoc community inspections and architectural review guidance
  • Regular review of service contracts, insurance requirements and coverages, reserve study projects and funding, and changes in association management regulations and practices
  • After-hours On-Call Services for non-life-threatening emergencies
  • Preparation of notices, legal correspondence, and resale packages* (*through HomewiseDocs.com)
  • Maintenance of association records and community websites* (*optional)

Financial-Only Management

At NRP, we do zero based budgeting. We look at each individual line item and build a budget based on current conditions and the needs of the community. We firmly believe your association’s budget should accurately depict current conditions (both revenue and expense) and thoughtfully consider future needs.

Financial Reporting

NRP issues monthly financial reports. All income and expense items are coded as set forth in the approved budget. Monthly financials reports include

  • Income Statement
  • General Ledger
  • Balance Sheet
  • A/P Voucher Detail Statement
  • A/P Cash Disbursement Report
  • Investment Listing
  • Reconciled bank statements

Financial package delivery is timely and accurate, and finalized reports are made available online through our modern owner portal. (Meeting this “standard” is predicated on the timely receipt of bank statements.)

Additional Services

Covenants Enforcement

Our Architectural Department works with your association to maximize curb appeal, a key factor when determining property values.

Our Architectural Standards Inspectors work directly with your Board of Directors and/or Architectural Review Committee to thoroughly review your Governing Documents for consistent and impartial enforcement.

Websites

NRP partners with Enumerate Engage, the leading communication software system built for community association management companies and neighborhood associations. Prospective buyers, Realtors, homeowners and tenants are all able to access the front facing community website.

Whether you host your own domain, or need NRP to host it on the association’s behalf, a community website is a great communication tool to keep your residents up to date. Does your community need a personalized website?.

FHA Certification

FHA provides mortgage insurance and certification can be a big factor in securing a home loan.

NRP manages many complex projects, including FHA certification processing. Contact NRP now to determine if your condominium is eligible for FHA certification.

Minutes

Meeting minutes are the official recordation of association meetings and decisions. As such, accurate meeting minutes are critical to the operation and transparency within your community. NRP’s staff is trained to record your association’s meeting minutes accurately and appropriately.
